This article is divided into four parts. The first part presents an overview of private rental housing in Sweden with special attention given to property management practices in small as well as large property holdings. The second part includes theoretical considerations of the following topics: building life cycle, inflation effects, and leverage effects. In the third part empirical applications of the theoretical considerations are-presented in the form of the following four return and profitability measures: net operating income, cash flow before taxes, rate of return on total capital, and rate of return on equity capital. |
